A house in London the size of two parking spaces has sold for STG275,000 ($A501,962) in what is likely to be a record for a property that size in the British capital, one of the world's most expensive cities.

It is so small that the bed is suspended over the cooker and you have to clamber over the worktop to get to it.

“There were 33 viewings and five offers,” a spokeswoman for estate agents Winkworth said on Thursday. “It’s the smallest house we’ve ever sold.”

The house, with a floor area of just 17.4 square metres, is in the popular Islington district. It changed hands six years ago for STG120,000 pounds.

According to Winkworth, the pint-sized property “provides a creative open plan living space with built-in storage, shower room and mezzanine sleeping level”
