Plans for Australia’s tallest timber commercial building have been approved.

Architecture firm Tzannes has announced that its 13-storey development at 4-6 York Street in Sydney has received development approval.

Designed by Tzannes for property developer NGI investments, the site sits opposite Wynyard Park and next to the heritage listed former Bank of New South Wales at 341 George Street.

The site currently serves as a parking lot for the building.

As reported on Architecture, AU,  key project features include:

  • A hybrid concrete and steel structure that transfers the load from the building’s western side to a central core. This system then supports twelve timber commercial floors, with 11 levels rising about the load transfer structure and one suspended below. The structure needed to be lightweight as the site is located about subterranean railway tunnels.
  • Design for disassembly and reuse of all timber and steel elements.
  • Selection of façade and materials to respect and respond to the architectural language of the neighbouring former bank. This includes a concrete portion over the lower levels of the facade to mirror to granite base of the heritage bank and a double-height terraces which establishes a visual connection to the building.

For Tzannes, the project marks its third timber commercial building.

Its other commercial timber projects include International House (Australia’s first timber commercial building completed in 2017) and Daramu House.

The Project Manager for the building is Deloitte PDS.

Structural engineering, ESD and façade engineering were undertaken by Arup.

In a LinkedIn post, Tzannes welcomed the approval.

“We’re happy to announce that 4-6 York Street, Australia’s tallest commercial all-timber building, has received development approval …” the post read.
