Australia’s biggest home builders have been revealed.

The Housing Industry Association (HIA) has released its HIA Housing 100 2024/25 report.

Sponsored by Colorbond® steel, the report ranks Australia’s largest residential builders based on the number of homes that were commenced over the past financial year.

Leading the way is Metricon Homes, which increased its overall commencement numbers from 3,894 in 2023/24 to 4,015 in 2024/25.

Having commenced in business in 1976, Metricon operates primarily in the detached home building segment of the market.

Whilst the company’s head office is in Melbourne, it also has offices and display homes throughout New South Wales, Queensland and South Australia.

Metricon has now occupied the top spot for ten years running.

Over top five builders include Western Australian based ABN Group, Sydney based apartment builder Meriton Apartments, Newcastle based detached and semi-detached home builder Nex Building Group and Melbourne based detached and semi-detached home builder AHB Group & SOHO Living.

The report shows that the nation’s top 100 home builders increased their output from 58,011 commencements in 2023/24 to 64,407 commencements in 2024/25.

This is consistent with an overall recovery in the market for new home building which has taken hold since the middle of last year.

Almost two-thirds of businesses on the list increased their activity levels during the year, whilst 14 new entrants joined the rankings.

Despite this, the Housing 100’s share of overall housing starts dipped slightly from 38 percent in 2023/24 to 36 percent in 2024/25.

This indicates that for now, smaller home builders have taken a slightly greater share of the recovering home building market compared with their larger counterparts.

In terms of states and territories:

  • Victoria led the way with 20,192 starts, 31 per cent of Housing 100 activity.
  • New South Wales recorded 14,295 starts, equal to 22 per cent of the list’s output.
  • Queensland also contributed 22 per cent, with 13,951 starts.
  • Western Australia builders delivered 9,903 starts, accounting for 46 per cent of the state’s total – the highest market share nationally.
  • South Australia recorded 5,349 starts, 40 per cent of the state’s total.

 

HIA Chief Economist Tim Reardon congratulated each of the builders who made the list.

“The achievements of the Housing 100 are cause for optimism,” Reardon said.

“This year saw more homes built, more builders expanding their activity and growth across detached, semi-detached and multi-unit segments. These results reinforce that Australia’s largest builders are ready to lead the next phase of housing growth.”

Reardon said that the outlook for new home building is encouraging.

“With interest rates easing, population growth strong and construction costs stabilising, the outlook for home building is positive,” he said.

“Detached starts are forecast to lift steadily to a 2027 peak, while multi-unit commencements are set for an even stronger recovery. Australia’s largest builders have shown once again that they are resilient, capable, and ready to deliver the homes our growing population needs.”

Metricon CEO Brad Duggan said that his firm was proud of the result.
